Tender - Complete

Our tender meeting took place yesterday afternoon. Considering we'd already sat with our sales consultant for 3hrs the weekend before, it still took 4hrs to complete. No major issues, just a couple of changes from our side regarding windows and doors, but they were soon approved.

The only disappointing thing for me was that all of the drawings that were previously done with the sales consultant and signed off on by ourselves, were not used. The drawings were all started from scratch and there were errors from what we had agreed with the sales consultant the weekend before (wrong facade, incorrect bedroom layout etc).

Tender is tomorrow. Fingers crossed it all goes well.
Then we have our colour appointments towards the end of Sep, followed by a final contract appointment not too long after that.

Rochford Photos

Rochford Modifications

Here's a list of the things that we've changed from the standard design;
  • Front master suite option
  • Alfresco option
  • Change all windows to awning type
  • Change alfresco doors to Bi-folds.
  • Double glazing all round
  • Add 2m garage extension
  • Change garage rear door to roller type
  • Add 2x additional heating ports to the bathrooms
  • Add hinged doors to study, home theatre, laundry and ensuite bathroom
  • Add locks to all bathroom and powder room doors
  • Add Sliding door to walk in robe
  • Add double hinged doors to living room
  • Add hinged door and window to laundry in lieu of sliding patio doors
  • Add exhaust fan to laundry
  • Add 2 door cabinet with extended bench to laundry.
  • Add 2 door broom closet to laundry.
  • Upgrade heating and aircon with additional controllers and sensors (4 zone)
  • Upgrade staircase - Classic option 2
  • Add capped cold water point behind fridge
  • Add floor to ceiling tiling in both bathrooms
  • Add niches to both showers
  • Add base cabinetry to the galley
  • Add 2nd 600mm oven to kitchen
  • Add 7x batten and noggin points for future ceiling fans (bedrooms and living rooms)
  • Add 450mm eaves to entire house
  • Add a free-standing bath to the ensuite


Rochford Facade

We've decided to go with the standard facade on the Rochford, rather than opt for any of the upgraded facades. We may choose different colour bricks or roof tiles at the colours appointment to add some character to it.

It's been a hectic week after deciding at the last minute to change the house design.
We've spent most of the week speaking with our sales consultant, trying to sort things out as quickly as possible. We have our tender appointment with Porter Davis in 4 days time which has meant things have needed to be done super quick if we want to keep our Nov start date for the build.

We spent 3 hours with the sales consultant yesterday going over the finer details of the new design, before signing off on everything and heading home.

We've decided to change the house design after finding one that better fits our original requirements. More details to come soon.

Modifications

We really like the standard design of the house, but here's a list of the things that we're thinking of changing/upgrading;

  • Chatsworth Facade (squared off as per Mernda villages display).
  • 450mm eaves to entire house.
  • 2m garage extension.
  • Flooring package (tiles and carpets to whole house).
  • Roller door in lieu of standard hinged door to rear of garage.
  • Add internal doors (Master en-suite, Master walk-in-robe, Study & Theatre).
  • Add double doors between hallway and living room.
  • Add locks to internal doors (Master en-suite, Main bathroom and both powder rooms).
  • Deadbolt to internal garage door.
  • Niche's to both en-suite and main showers.
  • Cold water tap behind fridge.
  • Add Brivis refrigerated aircon and upgrade heating system to accommodate extra load (MX35i).
  • Add 4 zones to both heating and cooling with 2 networker controllers and 2 sensors (1each up/down).
  • Add additional heating outlets to master en-suite and main bathroom.
  • Floor to ceiling tiles in main bathroom and powder rooms.
  • 2x Aluminium bi-fold doors to alfresco.
  • Double glazing to entire house (all windows and doors).
  • Extend laundry bench and add 4x door base cabinets.
  • Add Fan/light mounting points (4 bedrooms, living room, dining room, theatre room and alfresco).

World Of Style

Today was our first visit to Porter Davis' World Of Style showroom. This is where we'll be going to select all of the different aspects of our house. We were a bit overwhelmed by the whole experience as there's so much to choose from. It's definitely not going to be an easy task deciding on exactly how we want things. I can see us making numerous trips there before finalising our selections.

The Sandarah

The Sandarah is a 2 storey, 4 bedroom home by Porter Davis and is our chosen house design.
Available in both 40sq and 45sq sizes, we decided that the 40sq option would be best for us as we also want to ensure that we have enough garden to be able to enjoy it and make the most of it.
